How it works and what it costs
California now requires a written buyer representation agreement before a broker writes an offer for you, so the first step is a conversation about the property you are looking for, the price range, and how the engagement will be paid — typically a commission at closing, in some cases paid in whole or part by the seller, and always set out in writing before you tour a home with him. The agreement covers his role as your broker. If a legal matter arises in the transaction that needs work beyond brokerage, he tells you so and quotes it separately, in writing, before doing it.
Brokerage services are not legal services, and a buyer representation agreement does not by itself create an attorney-client relationship. Jimmy will make clear at each step which role he is acting in.

Does hiring an attorney as my broker cost more?
